Programming, analysis, presentation and evaluation of conceptual design solutions, outline
specifications and written documentation; budget and schedule analysis. |
DESIGN DEVELOPMENT |

Preliminary plans, elevations, sections, selected details of construction and special design
features; architectural/interior design specifications, furniture/fixture and equipment selection
and approval; color and material presentations; updated budget and schedule leading to
establishment of a guaranteed maximum construction cost. |
CONSTRUCTION DOCUMENTATION |
|
Preparation of contract drawings, specifications and other required documentation for the
architectural, engineering, interior design and FF&E components of the project; updated
budget and schedule. |
BIDDING AND NEGOTIATION |
|
Assistance in obtaining and analyzing bids or negotiated proposals for the construction of
the project, including interior FF&E; consultation in preparation and award of contracts. |
CONSTRUCTION ADMINISTRATION |
|
Administration of the contracts of construction. FF&E procurement, expediting, delivery/installation
coordination; project 'close out' and certification of ’substantial completion’; post-construction
warranty services. |

In order to achieve high standards in our work, we conceptualize, design, document and
administer projects through a team approach. At the beginning of each project, we assign
a project team with the specializations and backgrounds necessary to ensure that appropriate
procedures, decisions and coordination of participants occurs throughout the project. Many
of our projects are specialized or complex in nature. Special expertise may be incorporated
into our team through participation of our affiliated firms or other outside advisors. Individuals
on our project teams are sensitive, knowledgeable, and possess experience directly related
to the requirements of the project in which they are involved. |

Our documentation is concise, clean and well presented. We utilize Computer-Aided Design
(CAD) where appropriate or required. |
CONTRACT ADMINISTRATION |

The Group West concept of a design/construct management team ensures that the project
remains on or under budget. A 'quality for less' approach is pursued in design through ongoing
value and costing analysis. |
